We had a two bedrooms and two bathrooms apartment vacancy in one of our luxury apartment buildings on the market. We were lucky to receive request from two interested perspective clients for only one available apartment. In the case like this, brokers are advised to ask for instructions from the owner in order to choose one and likely the one who is willing to pay more for the property which we did. However, in this particular case, we were instructed by the owner to make the right selection. They both were qualified to receive the apartment with respect to credit history, job, and etc. Thus, we evaluated both perspective tenants and concluded that we were unable to select either since they both were qualified. Therefore, the tenants themselves decided to flip a coin. This was a very interesting situation created by our strong advertising. It is important to mention that the perspective client who did not receive the apartment decided to remain in the waiting list until we will have our next apartment available for them. We would love to have such loyal tenant in our profession.
